Portugal está fortemente no radar dos investidores internacionais, começa por afirmar Luís Rocha Antunes, partner e diretor de investimento da Cushman & Wakefield. Contabilizando um volume de cerca de 900 milhões de euros no primeiro semestre e um volume de transações de mais de milhões de euros em perspetiva no segundo semestre, esperamos atingir um valor igual ou superior ao do ano passado, o qual, recorde-se, terá rondado os milhões de euros. Números em linha com os avançados pela Worx, que contabilizou 930 milhões de euros investidos em imobiliário comercial no primeiro semestre, ou seja, sensivelmente menos 5% face ao valor registado no período homólogo de 2016, diz o CEO, Pedro Rutkowski. Portugal is firmly established on the radar of foreign investors, states Luís Rocha Antunes, partner and director of investment at Cushman & Wakefield. With a volume of approximately 900 million euros during the first semester and a transaction volume of more than 1 billion euros forecast for the second semester, we expect to attain the same result as last year or higher, which was around 2 billion euros. These numbers are in line with those provided by Worx, that calculated 930 million euros invested in commercial real estate in the first semester, in other words, essentially 5% less than the amount registered during the same period in 2015, says the company s CEO, Pedro Rutkowski. 2 Pág: 67 Área: 20,50 x 24,95 cm² Corte: 2 de 8 Realçando que os investidores continuaram a olhar com muito interesse para o mercado imobiliário nacional, pelas contas de Nuno Nunes, que lidera o departamento de investimento da CBRE, no primeiro semestre foram investidos mais de milhões de euros, 90% dos quais em ativos de retalho e escritórios. E, atendendo aos processos de venda atualmente em mercado, bem como um conjunto de outros que estão prestes a iniciar a comercialização, é razoável estimar que em 2016 se alcance um volume de investimento global entre e os milhões de euros, avança. Estas estimativas contemplam o volume investido em ativos imobiliários de cariz comercial, ou seja, abrangendo diversas classes de ativos como o retalho, escritórios, hotéis e logística, mas deixando de fora investimentos realizados no campo da reabilitação ou residencial os quais, recorde-se têm sido responsáveis pela captação de pesados volumes de investimento para o nosso país nos últimos anos (ver caixa). Em suma, a aposta dos investidores em Portugal em 2016 mantém-se forte e «agressiva» no que concerne às condições oferecidas, como diz Paula Sequeira, Head of Investment na Aguirre Newman, prevendo que o volume investido este ano se situe, pelo menos, nos níveis de Stressing that investors continue to show great interest in the national property market, according to the calculations of Nuno Nunes, who leads the investment department at CBRE, more than billion euros were invested in the first semester, 90% of which in retail and office assets. Depois de no verão de 2015 ter adquirido a Torre Ocidente, em março deste ano investiu no Office Park Expo, o principal complexo judicial da capital portuguesa e este agosto fechou a compra do Edifício NOS. Em 2016, os escritórios e o retalho continuam a captar a maior fatia do investimento aplicado em Portugal. No entanto, nota Pedro Rutkowski, embora nos últimos anos tenha havido uma grande disparidade entre os setores de escritórios e o de retalho (2015: retalho 75% e escritórios 17%), em 2016 verifica-se um equilíbrio entre os mesmos, com os dois setores a representar cerca de 95% do volume total de investimento, num total de 18 operações. Já os dados da Cushman & Wakefield mostram que o setor de escritórios foi o que captou mais capitais no primeiro semestre, com 52% do montante investido, seguido pelo retalho, que representou 46% do volume total. O mercado industrial foi o que registou uma atividade menos significativa, de 2% do total segundo esta consultora. Pelas contas da Aguirre Newman foram fechadas 35 operações de investimento em imobiliário comercial até junho. Só em transações de escritórios terão sido negociados 452,5 milhões de euros, ao passo que o retalho só movimentou 416,9 milhões. Dentro deste último, o destaque vai para os centros comerciais e para os supermercados, que captaram volumes de investimento de 205 e 203,1 milhões de euros, respetivamente, a que se somam mais 4,6 milhões de euros negociados em retail parks e outros 4,4 milhões de euros correspondentes ao investimento realizado em lojas de rua. Já o setor de logística captou 44,5 milhões de euros em investimento, seguido do hotelaria, com 41,6 milhões de euros, e da residencial com 18,7 milhões de euros, apurou também a Aguirre Newman, que contabilizou ainda transações no valor de 126 milhões de euros que não se enquadram em nenhuma destas classes de ativos. Offices or Retail, who is the leader in 2016? In 2016, offices and retail continue to capture the greatest share of investment in Portugal. However, Pedro Rutkowski notes that, although there has been great disparity between the office and retail sectors in recent years (2015: retail 75% and offices 17%), 2016 is revealing more equality between them, with both sectors representing approximately 95% of the total investment volume, with a total of 18 operations. Data from Cushman & Wakefield shows that the office sector attracted more capital in the first semester, with 52% of the amount invested, followed by retail, which represented 46% of the total volume. The industrial market registered the least significant activity, with 2% of the total, according to this consultancy. Aguirre Newman calculates that 35 commercial real estate investment operations were completed until June. In office transactions alone, million euros were negotiated, while retail only mobilised million. In this last segment, we highlight shopping centres and supermarkets, which attracted investment volumes of 205 and million euros, respectively, in addition to 4.6 million euros traded in retail parks and another 4.4 million euros in investments involving high street shops. The logistics sector received 44.5 million euros in investment, followed by the hotel segment, with 41.6 million euros, and residential with 18.7 million euros, Aguirre Newman also determined, as well as 126 million euros in transactions that do not fall within any of these asset classes.

Portuguese real estate is the 27th most transparent market in the world, according to the Global Real Estate Transparency Index 2016 (GRETI) by JLL. Quem está mais ativo? De acordo com Fernando Ferreira, Head of Capital Markets da JLL, no primeiro semestre de 2016 os fundos de investimento (FII) foram o tipo de investidor mais ativo, investindo 524 milhões de euros, ou seja, 59% do volume total apurado pela consultora. O segundo lugar do podium dos perfis mais ativos é ocupado pelos family offices que encabeçaram 27% do capital investido, o equivalente a 239 milhões de euros, diz este responsável, embora salientando que este é um resultado fortemente influenciado pela compra do Campus da Justiça de Lisboa, uma vez que além desta houve apenas mais três transações por parte de privados e todas elas de valor reduzido. Nuno Nunes, por seu turno, adianta que em 2016, em comparação com o ano anterior, os investidores core assumiram um papel muito mais relevante, representando mais de 75% das aquisições efetuadas até à data. Uma realidade que, diz, é sintomática quer da menor perceção de risco associado a Portugal, quer da escassez de oportunidades de investimento nesta categoria noutros mercados europeus. O facto é que atualmente coexiste no mercado português uma gama ampla e diversificada de investidores, trazendo novos perfis de operadores que antes da crise praticamente não existiam no país. Entre os players mais ativos, Luís Rocha Antunes enumera os investidores core e core plus, focados em ativos de grande qualidade e produtores de rendimento; investidores value add, focados em tomada de risco controlado no curto prazo; e investidores tomadores de risco de promoção e de ativos de reposicionamento. O responsável da Cushman & Wakefield destaca ainda a enorme diversidade de dimensões e origens geográficas, numa altura em que o mercado nacional é dinamizado por investidores oriundos de geografias como os Estados Unidos, China, Reino Unido, França, Holanda, Alemanha ou Médio Oriente, entre outros. Who is most active? On the other hand, Nuno Nunes states that in 2016, in comparison with the previous year, core investors have assumed a much more prominent role, representing more than 75% of the acquisitions carried out to date. He states that this reality is indicative of both the lower risk perception associated with Portugal, and the lack of investment opportunities in this category in other European markets. The fact is that a broad and diversified range of investors currently coexist in the Portuguese market, bringing new operator profiles that were virtually non-existent in this country before the crisis. Among the most active players, Luís Rocha Antunes mentions core and core plus investors, focused on assets of superior quality and that generate income; value added investors, focused on short-term risk management; and investors who undertake asset development and repositioning risk. The Cushman & Wakefield director also emphasises the great diversity in size and geographic origins, at a time when the national market is driven by investors originating from countries like the USA, China, UK, France, Netherlands, Germany and the Middle East, among others.

O Brexit representou um sobressalto e obrigou a uma revisão estratégica de alguns investidores, particularmente investidores com um perfil de risco mais elevado (Value Add e Opportunistic), diz Nuno Nunes, revelando que alguns destes investidores suspenderam as operações que tinham em curso em Portugal e Sul da Europa até existir maior visibilidade sobre os reais impactos do referendo na economia e mercados imobiliários europeus, particularmente os periféricos. Outro setor importante é o de industrial e logística, em que a necessidade que levou várias entidades a colocarem no mercado novas carteiras de ativos, criou no mercado grandes oportunidades para os investidores, sobretudo internacionais. Recentemente, muitos investidores têm aportado a Portugal para entrar na corrida para as melhores oportunidades de negócio que têm chegado ao mercado pela mão da Banca portuguesa que, confrontada com problemas, têm vindo a apostar forte na alienação de ativos e carteiras imobiliárias. Uma oportunidade que, na opinião do responsável da CBRE, ainda não se esgotou. Venda de portfólios anima início do ano Numa altura em que os escritórios correm lado a lado com o retalho no que toca às classes de ativos mais transacionadas, Fernando Ferreira destaca o forte interesse gerado pelos portfólios no 1º semestre, nomeadamente a venda de dois portfólios de hipermercados da Sonae e ainda a venda do Campus da Justiça. Já no que respeita a tipologias de operações, prevalece o Sale & Leaseback, um resultado amplamente influenciado pela venda dos referidos portfólios de hipermercados neste regime, acrescenta o head of Capital Markets da JLL.
