5 ABOUT LEED LEED, or Leadership in Energy and Environmental Design, is a global, regional and local green building certification system that provides third-party verification of the features, design, construction, maintenance, operation and effectiveness of green buildings. Developed and maintained by the U.S. Green Building Council, LEED is a simple and effective program for navigating complex, often competing building and environmental issues affecting humans worldwide. It is a tool that can be used to improve the environment, create better performing buildings and enhance public health. With specific achievement paths built in, LEED is designed for use in a variety of climates and localities, often synching with local laws and requirements. Every day, more than 158,000 square meters of space in more than 150 countries and territories certifies with LEED. Over 63,000 commercial projects are currently participating in LEED comprising nearly 1.3 billion square meters of construction space worldwide. Building projects earn points to achieve one of four different levels of LEED certification: Certified, Silver, Gold or Platinum. With the support of LEED development committees, volunteers, practitioners, the LEED International Roundtable and more than 30 green building councils around the world, LEED is continually evolving and being optimized for various building types in all global markets. 6 FOREWORD from Felipe Faria, Managing Director of Green Building Council Brasil Losing the 2014 World Cup games to Germany by 7-1 was tough but, in the end, Brazil won the legacy game 6-0. For the first time in World Cup history, with a decree from the Brazilian government to develop sustainable buildings, we had six stadiums certified by an international green building rating system. Brazil and the world recognize LEED as a quality, international brand with applicability and adaptability beyond the U.S. In the legacy game, the winners were not football players but designers, architects, engineers and companies that have helped make Brazil the fifth country outside the U.S. with the most LEED-certified buildings in the world. While the games may be over, Brazil s future continues to roar ahead and LEED is playing a critical role in building a healthy society that my country rightfully deserves. It s helping to protect and conserve two of our most finite resources, electricity and water. It s also building local economies that are supplying local and regional materials throughout Brazil. For example, one of the key challenges for the Forest Stewardship Council (FSC) of Brasil was determining how to introduce naturally certified wood into the construction industry. Through their work with builders and architects they asked, What is helping to make this introduction? The number one answer? LEED. We are very happy with this. We know, directly or indirectly, we are strongly promoting and influencing the adoption of even greater social responsibility practices throughout Brazil. Poor regions of the country that have never had an economy are beginning to thrive while we still protect our natural resources and habitats such as rainforests. Brazil is winning this important legacy game and we are pleased that LEED is such a critical player. 8 LEED Credits LEED is organized by credits. A credit represents a specific strategy or outcome to create a green building. The following shows the percentage of projects in Brazil that have successfully achieved select credits 20% above the Global Achievement Rate. 9 HOW LEED WORKS IN BRAZIL LEED-certified buildings are among the most efficient and sustainable in the world. LEED credits and strategies are meant to push the limits of convention for maximum outcomes. Outcomes are measured in five key areas: ENERGY AND ATMOSPHERE WATER WASTE TRANSPORTATION HUMAN EXPERIENCE LEED Dynamic Plaque USGBC has recently developed the LEED Dynamic Plaque to provide real-time, on-going building performance information. By visually illustrating many of the intangible aspects of building performance, the plaque enables building occupants to take the necessary steps for ensuring the building operates as it was intended. Regional Priority Credits Regional Priority Credits (RPCs) are specific LEED credits that further enhance the rating system s regional and local applicability in any given country or region. They incentivize the achievement of credits that address geographically specific environmental priorities. They are not new LEED credits, but instead are existing credits that have been designated as particularly important for their areas. The incentive to achieve these credits is in the form of a bonus point. If an RPC is earned, a bonus point is awarded to the project s total points. Since RPCs are not new credits, LEED project teams do not need to attempt them in addition to the existing LEED credits they are pursuing. Alternative Compliance Paths Global Alternative Compliance Paths, or Global ACPs, are now available for all commercial projects pursuing LEED green building certification using the 2009 versions of the rating systems. Global ACPs offer a flexible method for projects around the world to demonstrate compliance with the LEED credits that are traditionally more challenging for projects outside of the U.S. LEED International Roundtable The LEED International Roundtable is a team of practitioners and green building industry experts from across the globe. These members add profound insights about regional and local technical requirements, market dynamic, profound social aspects, and promote LEED s growth as a global rating system. As a result, LEED maintains its rigor as a global tool that provides support for regional and local needs. The collective objectives of the International Roundtable are to study LEED credits across all rating systems, evaluate their applicability in countries and recommend locally appropriate alternatives, while maintaining LEED s global consistency and technical stringency. 10 WHERE IN BRAZIL IS LEED BEING USED? Coca-Cola Brasil Obtaining LEED certification attests to the company s commitment to minimize environmental impacts, optimize its increasingly sustainable operations and offer employees enhanced well-being. The certification demonstrates how important sustainability is to Coca-Cola Brasil. Rino Abbondi Technical and Logistics Vice President Established in 1942, the Brasil division is one of four major operations of The Coca-Cola Company. With over 40 sites in Brazil, to-date, 3 plants, 1 office building and 1 laboratory are LEED-certified with many more in different stages of certification. Coca-Cola Brasil intends to certify all of its sites in Brazil by Approximately 2,000 employees at Coca-Cola Brasil offices and bottling plants experience a LEED-certified building every day. 6 1 Coca-Cola Brasil Headquarters & Laboratories Rio de Janeiro, Brazil Headquarters: LEED Silver 2013 Laboratories: LEED Silver 2014 The headquarters is the first existing building in Rio de Janeiro to achieve LEED certification and is among the first existing building certified projects in Brazil. The Coca- Cola Laboratories is a two-story stand-alone structure at approximately 75,000 square feet of office and lab space. 2 Recofarma Manaus (Coca-Cola Concentrate Plant) Manaus, Brazil LEED Certified 2014 In the heart of the Amazon, this project is the first existing building certification in the manufacturing sector of Brazil. The plant is responsible for providing concentrate to the entire country. Retrofitting indoor air quality in an existing manufacturing plant is a challenge. Yet through a series of retrofit projects, all interior air-conditioned spaces are now provided with adequate supply of air renewal in an energy efficient manner, where hot and humid outside air is pretreated before entering the air-conditioned space. 3 Coca-Cola Leão Plant Fazenda Rio Grande, Paraná Brazil LEED for New Construction LEED Silver Manaus Maringá Rio de 3 Janeiro Fazenda Rio Grande This is the first manufacturing facility in Brazil to receive LEED certification. Beginning with the conceptual design, the plant was planned and built following a series of sustainable construction principles, such as natural ventilation, guaranteeing the thermal comfort of the occupants without the need for air conditioning in the majority of the plant space and providing day lighting to 86% of the interior spaces. 4 Coca-Cola FEMSA Plant Maringá, Paraná Brazil Facilities Building: LEED Gold 2013 Plant: LEED Silver 2014 Rainwater collected on the roof is treated and used to make Coca-Cola. The system can store up to 1,000,000 liters of rainwater. The project was able to document a 47% reduction in energy use for industrial refrigeration. The expected yearly energy savings for the plant would be enough to power 2700 typical Brazilian homes. The project achieved all energy efficiency and renewable energy points. LEED IN MOTION: BRAZIL

11 Coca-Cola FEMSA Plant Ana Paula Forte Environmental Specialist at Coca-Cola Brasil In buildings that have recently certified, we have noticed higher occupant satisfaction. Why have you chosen to use LEED? Similar to the commitment to LEED certification for the World Cup and the upcoming Olympics, Coca-Cola Brasil shares the same vision in building and maintaining structures that are sustainable, environmentally conscious and energy and water efficient, in line with legacy projects that will remain as a result of the Games. How does LEED fit into your overall sustainability objectives? It is in line with the corporate vision of Live Positively and the company s mission to reduce and control water use, energy consumption, waste and emissions. What s the value (marketing, ROI, business development and rental rates) LEED provides to your organization and stakeholders? The overall public recognition of LEED as a valuable certification in sustainability. This allows stakeholders to learn about being sustainable in the workplace and take that knowledge home and to their communities. Is disclosure of material ingredients part of your organization s overall sustainability metrics? If so, why is this important to you? Yes. Being in the beverage business, obviously our internal environment goes through strict quality control. When constructing or remodeling plants and offices, disclosure of the components in paints, carpet and furniture is of interest when considering off-gasing, VOCs and urea formaldehyde. In the bottling areas we have much stricter controls that obviously go beyond LEED. What measures have you put in place to ensure your LEED project continues to perform highly and improve over time? We track indicators in a central database for all plants, most importantly: water, energy and emissions. Each plant has metrics to meet for each indicator that is agreed upon on an annual basis. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? We always pursue water and energy credits. Both remain the most critical. Being in the beverage business, water is our primary natural resource, and energy plays a large role in the overall cost of production. We are very interested in learning more about the occupant experience of your LEED buildings. Can you share a few specific anecdotes of how people feel living and working in your LEED certified buildings? In buildings that have recently certified, we have noticed higher occupant satisfaction, especially with day lighting, temperature controls, higher interaction with the outside via views and/or access to the exterior areas. Our newer factories have more open and green spaces, green roofs and the newer offices have CO 2 sensors. Many occupants now benefit from company sponsored transportation and carpooling incentives. 12 ROLIM ENGENHARIA We seek to reduce the consumption of natural resources and the environmental impact of our activity towards contributing to a more sustainable development, a mark of continuing evolution of the company. Ticiana Rolim, Commercial and Marketing Director for Rolim Engenharia Fortaleza/CE, Brazil LEED for Core and Shell (Gold) Certified August 2013 Why have you chosen to use LEED? We decided to use LEED for our project because it is the most internationally renowned environmental certification for buildings. Moreover, it was the first environmental certification we became acquainted with at Greenbuild. Finally, we also understand that third-party evaluation and the certificate provide legitimacy to sustainable building practices. What is the value (marketing, ROI, business development and rental rates) LEED provides to your organization and stakeholders? LEED certification of Paço das Águas has increased the value of the building and provided the company, with the credibility of the work done, the legitimacy of sustainable building practices and crowned our commitment to sustainable development. We recently received certification and we are now working on a publicity campaign to raise awareness of LEED and the advantages of green building. Furthermore, our target audience and the market itself see us as a distinct company and a reference point in sustainable construction. These are the greatest values LEED has brought us. What measures have you put in place to ensure your LEED project continues to perform highly and improve over time? We wrote the owner s manual and specific chapters in the building administrator s guide about the sustainable attributes of the project, according to LEED certification and national energy efficiency labeling. These chapters explain all the differences of the building, strategies for operating and maintaining it and tips for sustainable purchasing of furniture and personal equipment. Furthermore, we attempted and achieved the LEED credit for Enhanced Commissioning, which comprises a technical visit to verify a building s performance ten months after the end of construction and beginning of occupation. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? We consider the prerequisites and credits related to the Indoor Environmental Quality category the most critical ones, as these practices are unusual in Fortaleza. Local suppliers are not prepared to meet the various requirements, implying the need to seek suppliers in more distant regions. We are very interested in learning more about the occupant experience of your LEED buildings. Can you share a few specific anecdotes of how people feel living and working in your LEED certified buildings? One of our clients was searching for an investment option, considering advantages such as location and sustainable design. He listened to recommendations from friends and found at Paço das Águas exactly what he was looking for. The market credibility of the company and seriousness of the board of directors were also the reasons why another client decided to invest in the building. In addition to the apartment where he lives, he also purchased other units with the intention to invest. He has been very pleased with the possibilities of profit he might get, especially now after the building s achievement of national energy efficiency label and LEED certification. It makes a real difference in relation to other buildings and it will enhance the value of the apartment, he says. 8 LEED IN MOTION: BRAZIL

13 PAÇO DAS ÁGUAS Fortaleza/CE, Brazil LEED for Core & Shell (Certified) Certified April 2014 Paço das Águas is the first vertical residential building in Brazil to achieve LEED Certification. The 66-apartment complex was built by the construction company C. Rolim Engenharia. The president of C. Rolim Engenharia, Mr. Pio Rodrigues Neto, noted that LEED certification was the result of four years of study and work by the company s research and development team. Many sustainable features of the mixed-use building include: Efficient landscaping with automated irrigation and use of native and adapted plants; Use of rainwater for irrigation, HET toilets and water-saving devices for faucets and showers; Solid waste management at the construction site; Storage and collection of recyclables; Site selection in a densely urbanized area with access to many basic services; Garages with automated detection of carbon monoxide for mechanical exhaust; Gearless elevators, which provide energy saving that reaches 30% compared with conventional models of machines; Equipment and appliances to ensure maximum energy efficiency. 15 FEATURED ODEBRECHT PROJECTS Praça São Paulo São Paulo, Brazil Compact city was the vision behind this multipurpose project featuring hotels, residents, shopping and corporate office space occupying 30,000 gross square meters of space. All corporate towers on site have achieved LEED certification. Maracanã Stadium Rio de Janeiro, Brazil (used for the 2014 World Cup games and will be used for the 2016 Olympic Games) Maracanã Stadium achieved LEED Silver certification due the following measures adopted: efficient use of energy, water and construction materials, sustainable area and innovative processes, among others. One of the great initiatives at the stadium was the installation of solar panels, comprising a total area of 2,500 square meters, capable of generating 400,000 kw/h yearly, energy that can power 240 houses and is equivalent to 10% of the stadium s annual consumption. The arena is also equipped with a system that allows the reuse of rainwater (for field irrigation), along with measures that waste less water, such as economic flushes in the bathrooms: jointly used, these initiaves reduced water utilization in 40%. 16 Arena Fonte Nova Salvador, Brazil Arena Fonte Nova played host to six FIFA World Cup matches in Additionally, it was selected by the International Olympics Committee to become the Olympic Football tournament s official venue in Arena Fonte Nova, meanwhile, features 20 percent of its building materials made from recycled content, 75 percent of the project s construction waste diverted from the landfill and 35 percent of its power purchased from renewable sources like solar and wind. 12 LEED IN MOTION: BRAZIL

17 Parque da Cidade São Paulo, Brazil Pre-certified for LEED Core & Shell Gold Corporate Tower C1 Pursuing LEED Core & Shell Gold: Corporate Tower A1, B1, B2 and B3 Pursuing LEED Core & Shell Certified: Mall Pursuing LEED for New Construction Certified: Hotel Pursuing LEED for Neighborhood Development Certified: Parque da Cidade With land comprised of approximately 80,000 square meters in the southern section of São Paulo city, Parque da Cidade mixed use development is completely integrated with a green area of 22,000 square meters. The project harmonizes the municipal revitalization plans of the Chucri Zaidan region, set out by Operação Urbana Água Espraiada of São Paulo City Hall. Parque da Cidade consists of 10 buildings: five corporate towers, one office tower, two residential towers, a shopping mall and a hotel. It has as the main center a large 62,000 square meter linear park, open to the public and equipped with infrastructure of services and leisure; restaurants, a playground, bike paths with other attractions to ensure the continuous flow of people seven days a week, independent of office hours. The set of solutions for architectural and landscape designs observes environmental impacts, people s quality of life, and also benefits the region. The implementation of this project will bring improvements to the neighborhood with infrastructure services, accessibility and urban mobility. When ready, 65,000 people are expected to circulate daily in the development. From these, 25,000 represent a fixed population of residents and professionals, which led to careful project planning to promote the integration of public transportation and encourage the use of clean vehicles. 18 ILHA PURA: LATIN AMERICA S FIRST LEED ND PROJECT The Athletes Village for the 2016 Olympic Games with a Neighborhood Legacy in Mind As the first LEED neighborhood project in Brazil and Latin America, Ilha Pura solidifies Brazil s leadership position at the forefront of the movement to high-performing green buildings. Beyond serving as the Athletes Village for the 2016 Olympic games, the project team is taking the long view here, ensuring that the legacy of this sustainable neighborhood continues for years after Rick Fedrizzi, President, CEO & Founding Chair, U.S. Green Building Council LEED gave us the certainty we were going in the right direction. A sense of how far we could go towards creating a truly sustainable environment for our clients and community. LEED also helped give us guidance with the highest efficiency standards. The Olympic Games will go by quickly. So, what comes afterwards? The buildings on this site will exist for 50 to 100 years. We wanted to make sure they are energyefficient and healthy structures that stand the test of time. - Mariana de Cillo Malufe Spignardi Sustainability Manager Ilha Pura Phase 1 of Ilha Pura will have 3,604 apartments to be used by more than 18,000 athletes in The project will also include a public park of 72,000 square meters. Thirty-one buildings, seventeen stories tall, will be constructed on the project site that covers 870,000 square meters. Apartments are slated to be sold (the sales will start later in 2014) and delivered to customers within one year after the Olympics. The project team behind Ilha Pura has sought from its inception to communicate a focus on the legacy aspects of the first LEED ND project in Latin America. 14 LEED IN MOTION: BRAZIL

19 CASA DO FUTURO Casa do Futuro was founded in 2005 by the architects Marcelo Pacheco and Rosana Correa, and is focused on sustainability and technology for civil construction. Several of their LEED projects in the pipeline include, Biblioteca Pública Estadual do Rio de Janeiro and Posto Eco Eficiente Jardim Carioca Leblon Offices. LEED certification is the most internationally recognized tool to measure the sustainability of buildings. It is objective and market-oriented. LEED also adds value to the constructed area and associates our brand with environmental protection. How does LEED fit into your overall sustainability objectives? LEED is a very complete tool that covers our main objectives as follows: waste (solid and liquid) management, materials choices, transport, energy efficiency, water efficiency and indoor environmental quality. What s the value (marketing, ROI, business development and rental rates) LEED provides to your organization and stakeholders? For us, a sustainability theme is totally connected to innovation and social environmental responsibility. All this value pairs well with our brand. We are very interested in learning more about the occupant experience of your LEED buildings. Can you share a few specific anecdotes of how people feel living and working in your LEED certified buildings? In Brazil employees frequently compliment their workplaces. Often unable to express exactly why, they feel the difference in the quality of the building in which they are working. It may be the natural lighting, the freshness of the air, the care of the bathrooms, visual communication, the views and such. Do you plan to use LEED in future projects? If so, which ones and how? We are always seeking to use LEED for our projects. Our objective is sustainable construction. What measures have you put in place to ensure your LEED project continues to perform highly and improve over time? We try to recertify every five years. So, we are convinced that the project is always looking the best during its life cycle. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? Yes. There are easier credits to pursue when we are in large urban centers, such as the city of Rio de Janeiro, where most of our projects are located. For our projects, the most critical credits are SSc6.1 and SSc6.2 because we have problems with clogging of public drains, causing flooding of roads on rainy days. 20 MUSEU DO AMANHÃ (MUSEUM OF TOMORROW) Rio de Janeiro, Brazil Pursuing LEED for New Construction (Gold) The Museum of Tomorrow, designed by renowned Spanish architect Santiago Calatrava, aims to be an iconic piece of architecture representing the best of culture, science and technology and sustainability. The Museum of Tomorrow is located in a highly urban area, which offers smart choices of public transportation and a good opportunity to its occupants of reducing their carbon dioxide emissions in the atmosphere. The Museum of Tomorrow will have as a principle the smart use of water, internal and externally. The annual savings will be acquired through efficient fixtures and a conscious landscaping. On the roof, movable photovoltaic panels will be installed following the sun movement to capture the solar energy to be used instantly inside the museum. The renewable energy production will provide 7% of the total energy necessarily to the museum operation. The Museum of Tomorrow will significantly reduce the impact on the resources used in its construction and operation, because it will have in their supply chain, recycled materials and products extracted, manufactured and transported in a sustainable way. The highly efficient air conditioner system designed for the Museum of Tomorrow will save energy during its operation due to the use of Guanabara Bay as a source of heat exchange. This feature provides the disposal of equipment with the same function and adds economic and environmental benefits, such as reducing energy consumption and eliminating the use of potable water in cooling towers. 21 WHO IN BRAZIL IS USING LEED? In Brazil, some of the most innovative and successful architectural firms, people and corporations are using LEED. LEED professionals are key leaders of the green building industry. Earning a LEED professional credential including the LEED Green Associate; LEED AP (Accredited Professional); LEED Fellow and various certificate designations denotes qualified expertise in green building. LEED credentials mean much more than just a professional accolade; those who earn them form a network of committed green building practitioners across an array of industries. As Brazil s commitment to sustainability continues to evolve and grow, more and more of its building professionals are earning their LEED professional credentials. 242 Total LEED Professionals This includes the sum of LEED Green Associates, LEED APs with specialty, and LEED APs without specialty. 22 PEOPLE Guido Petinelli Managing Director at Petinelli Inc. LEED provides a framework. It provides credibility. It allows us to create new opportunities in the marketplace. It creates an opportunity for conversation. LEED is our beachhead. If you focus on building performance, clients will see the value. But LEED really does have a special place in the marketplace. Someone pursues LEED certification and a competitor immediately says, Oh, I need to do that too. Petinelli has made a career out of bringing disparate parties together to advance sustainable green building practices. His firm is involved in approximately 50 LEED projects in Brazil having completed close to seven with twenty-five more certifications likely by the end of The former director of council development for the World Green Building Council, Petinelli is one of Brazil s green building pioneers. He became one of the country s first LEED APs and is also a founding board member of Green Building Council Brazil. One of his most current projects is Colégio Positivo, a private education institution that just achieved LEED Gold certification. Petinelli guided and oversaw the entire process of building the school. Here he is, in his own words, on the experience incorporating LEED into Colégio Positivo. Initially, Colégio Positivo thought that LEED was too high of an achievement. They really wanted to just design a green building that was sustainable. When we were hired, the school s design was already completed, conceptualized in a way to reinforce the value of their brand: attracting kids who could afford a top-notch education while educating them about the value of sustainable construction. The first thing we noticed about the design was the exceptional architecture. The building was oriented right, daylighting had already been carefully considered, and there was cross ventilation of every classroom. It was completely designed for Curtiba s high altitude, mild climate. We approached them and said, Why not consider pursuing LEED as well? You ve got a good start, it won t take much to achieve certification. They came back and indicated resources were tight and if LEED was going to be an option, we would need to make a pitch to the builder, Ferreira Filho, to change whatever needed to be changed. Now, the builder had no incentives other than to do what he was hired to do. At that point we realized we needed to find opportunities to reduce capital costs in order to convince the builder that with enough trade-offs we d be able to achieve LEED certification at no extra cost to them. Mainly, we were talking about changes to the lighting design, that being the primary energy use in the building. This was an easy fix. Whatever we saved from lighting costs could go back into the building automation. The builder turned out to be very open-minded and saw that this was possible. That was a key factor: they were open to the opportunity. When we talked to them about LEED and a new way of thinking of buildings and technology, they were willing to listen. In the end, these guys were pretty passionate about buildings. When we started talking about engineering, we started to talk their language. They were excited about what they would be able to take from this experience: learning about optimizing building systems that could reduce energy usage, a huge selling point for them with future customers. 18 LEED IN MOTION: BRAZIL

23 A clear example of this was our ability to reduce the number light fixtures per classroom from twelve down to nine. Because we were able to specify more efficient light fixtures that would maintain the same light levels we saved them about $600 per classroom (there are 25 classrooms) and invested that money elsewhere in the building. This was capital not operating costs. So, $15,000 was diverted and invested into day lighting controls. Their reaction was: Wow! I can do more with less? I am not an expert in lighting and green building but I want to be a part of this. Ferreira Filho was so impressed that they ve told us that going forward they will build nothing but LEED-certified buildings. What is remarkable about Colégio Positivo? This project would not have been possible without internal leadership. It did not come from high up but sufficiently high up. Everton Carpejani manages the purchasing department at Positivo. He is a young guy who made a point of making this happen, finding space in the budget to hire us as consultant. He figured that if we delivered everything we promised there were better ways of doing things. He convinced the organization to give this a chance. It s ridiculous fun working on a school. I am an architect by training though I think of myself as an engineer. This was the first time we engaged in a project that had such a laser focus on comfort. How do you provide adequate comfort, both visual, thermal and physical to the students? You have a building population that is homogenous, doing the same thing every day. There was just a sensibility to it. Why have you pursued LEED? I drank the Kool-Aid quite early on. I thoroughly believe in all rating systems as a means to an end. We are talking about market transformation. These rating systems are levers. They are tools. A means to measure and reward. And measurement and reward is a pretty powerful concept. LEED provides a framework. It provides credibility. It allows us to create new opportunities in the marketplace. It creates an opportunity for conversation. LEED is our beachhead. Notable Features of Colégio Positivo 43% reduction in overall energy use 67% reduction in energy use for lighting, achieved through both a reduction in lighting power density (47%) and daylight harvesting (30%). All classrooms are day-lit and 100% of the light fixtures are controlled through continuous dimming and occupancy sensors. The building is passively cooled. There is no HVAC except for the servers. Curitiba has a mild climate (ASHRAE zone 3), and the building was extensively modeled to ensure that the design would provide adequate thermal comfort conditions year round. This was achieved through massing, orientation, WWR, thermal mass, external shading devices, light colored exteriors, white roof, and natural cross ventilation. The four classrooms at ground level have a radiant floor heating system. 92% reduction in overall potable water use All toilets and urinals are supplied with 100% harvested rainwater. 24 Ian McKee, LEED AP President, EcoArenas Co-author of the CopaVerde Plan for Brazil Although, we should celebrate the LEED New Construction certification of the Brazil World Cup stadiums, it is time to address head-on the issue of stadium legacy. A stadium s environmental impact during operation is significantly greater than during its construction. I would like to challenge stadium stakeholders to pursue existing building certification of all of the World Cup stadiums by the 2016 Rio Olympic Games. Brazil can show it is serious about sustainability and green building by expanding the Rio Olympic Games LEED effort. I have been calling this the CopaVerde Legacy Challenge, and maybe, with the help of the green building community, it can take hold! Why have you chosen to use LEED? LEED is the best tool I know to challenge designers, builders and operators to improve building environmental performance. It is simple, easy to use and well known by the market. When engaging with stakeholders who are new to green building, we can turn to LEED for clear examples of its application in Brazil and, if necessary, abroad. How has LEED helped your career? How does it set you apart in the market? LEED has helped me better coordinate design teams in the quest for designing higher performance buildings. The tool sets benchmarks for performance, which is always key when seeking excellence in your work. Being a sports facility design and consulting firm with sustainability at our core, we provide cutting-edge, venue specific solutions that focus on producing higher environmental and financial returns on investment, with the added LEED bonus. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? Site selection is the single most important environmental decision the owner and city authority makes. The carbon footprint of a stadium during operation is heavily impacted by access to public transportation and the distances fans need to travel to and from a site. In fact, roughly 70% of the carbon emissions related to stadium event operations come from fan travel alone. Pitch lighting design is a subject we address early on to help improve overall energy efficiency and net-metering legislation (for local renewable energy integration), is another key determinant for reaching higher levels of certification, such as LEED Platinum. For the Brasília project (and other stadiums wishing to use solar), we had to engage aggressively with legislators to enact a new net metering law for photovoltaic energy generation. This may in fact be one of the greatest legacies of the World Cup, which we can and should build upon. Lastly, the benefits of enhanced commissioning are very well documented. If we can t get a client to agree on contracting for enhanced commissioning then we will seriously consider not taking on the project. Why are people so drawn to LEED? Designers, builders and operators are drawn to LEED because it is an effective tool. Environmentalists and citizens concerned with sustainability see a benchmark that is tested and proven and which produces results they can rest their hat on. I am a firm believer in the USGBC s new LEED Dynamic Plaque and am confident that public interest will grow around this. The best way to educate the public that a building is a living, breathing structure is by providing environmental performance data, in real-time. If we know more about the anatomy of a building, how it is affecting the local environment, and the impact it is having on our health right now, then possibly this new technology (the LEED Dynamic Plaque) will be just the thing, to take us beyond the tipping point. 20 LEED IN MOTION: BRAZIL

25 Daniela Corcuera, LEED AP BD&C Quanta Studio Corcuera has been involved in ten LEED projects. Why have you chosen to use LEED? It is the major green building certification system used in Brazil and around the world. LEED is a great assessment tool and easily interpreted by the market. How has LEED helped your career? How does it set you apart in the market? Being a LEED AP is a professional differentiator, not many people have it Brazil. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? Critical credits: certified wood, because of a lack of COC. Also No Added Urea- Formaldehyde because there s no such material in Brazil. Why are people so drawn to LEED? It is quantitative, and easy to understand by the market because of its point system. Eleonora Zioni, LEED AP BD&C Executive Director at Asclepio Consultoria Currently, Zioni directly works on close to 8 LEED projects. She has been a consultant or reviewer on more than 12. LEED is known to be the most serious, honest, holistic approach to an environmental certification. When I say that Brazil is the 5th country in the world with the most LEED certified buildings, people are amazed! Why have you chosen to use LEED? LEED has more options for benchmarking. You can compare the efficiency of your building to others located in the U.S., China, or even Dubai. Here in Brazil we have many environmental certification systems, like AQUA, based on the French model HQE. There s also the Britain BREAM and the German DGNB. Some clients prefer LEED because they are part of international companies and need to follow institutional rules. How has LEED helped your career? How does it set you apart in the market? I became a LEED AP in 2007 because I used to work for an American company. I was the 7th LEED Accredited Professional among 191 million Brazilians. We ve been working on LEED projects since I was always concerned about sustainable projects, it started during Rio 92. It was just the beginning of a green conscious movement in Brazil. Since I got involved with GBC Brasil, I helped spread LEED knowledge by teaching courses. In the beginning, I remember it was very difficult to get enough students to even form one class. Now we have LEED classes almost every month! My LEED experience gave me a strong foundation of knowledge and now I am working for my own company. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? LEED v4 has many improvements, especially considering indoor environmental quality and total VOC emissions. The suppliers need to adopt EDP. But in my opinion the optimize energy performance credits continue to be the most challenging. Here in Brazil clients were used to throwing away energy by, for example, leaving lighting on all night. Now things are changing fast. Some clients want to be certified, whereas before we needed to convince them. Why are people so drawn to LEED? LEED is known to be the most serious, honest, holistic approach to an environmental certification. When I say that Brazil is the 5th country in the world with the most LEED certified buildings, people are amazed! It is still expensive to all social strata but it is spreading the green movement and some simpler certifications are focusing on low-income buildings. LEED IN MOTION: BRAZIL 21

26 Gustavo Donegá Marques, LEED AP BD+C Green Building, South America, Sustainability Consultancy Services, Cushman & Wakefield SA Marques has been been involved in almost 20 (certified and registered) LEED projects since November These projects include many types of buildings, such as industrial and administrative, soccer stadiums for FIFA World Cup 2014, warehouses and distribution centers and office buildings. Comfort for the end-user in a LEED project is one of the most critical points, because there are noticeable and imperceptible benefits. LEED-certified buildings are projected to be healthier and happier, making users more productive. Why have you chosen to use LEED? I have chosen to use LEED because I am graduating this year (2014) in Environmental Engineering, and when I analyzed the Brazilian civil construction market and stakeholders, I thought: Why do the Brazilian civil construction companies pollute so much? Why don t we use certification to measure and address the environmental benefits of green and clean construction? In Brazil, civil construction contributes to about 90% of all waste in society. Somehow, benefits must come from some activity, so why not in the most pollutant activity? How has LEED helped your career? How does it set you apart in the market? Being a LEED AP has definitely given my career a boost. At the same time while studying LEED in-depth, I have been putting into practice what I have learned in the office, working on consulting projects, and analyzing how I can apply the LEED rating system to other buildings, not just office buildings. The experience has given me the authority to defend and support LEED for clients, and to measure and demonstrate the direct and indirect benefits of LEED. Furthermore, there is a synergy between LEED and environmental engineering in the sustainable principles applied, improvements that can be measured, and so much more. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? We have two types of projects in Brazil: those located in urban centers, and those outside the urban context. For those located in urban centers, definitely Site Selection credits such as SSc2 (Development Density and Community Connectivity), SSc4.1 (Public Transportation Access) and SSc4.3 (Low-emitting and Fuel-efficient Vehicles) are relatively easy to achieve, as well Water Efficiency credits and the MRc2 (Construction Waste Management) credit. For those outside urban centers, project phase credits are more feasible to achieve, for example SSc4.4 (Parking Capacity), SS credits 7.1 and 7.2 (Heat Island Effect, roof and non-roof), as well Materials and Resources (MR) credits and Indoor Environmental Quality (IEQ) credits. 22 The most critical credits are those needing an owner or investment from the contractor, for example SSc8 (Lighting Pollution Reduction) IEQ credits 6.1 and 6.2 (Controllability of Systems) and IEQc7.1 and 7.2 (Thermal Comfort). This investment is, in most cases, made by the owner or contractor, but utilized by the tenant or the end occupant. In such cases, cost is the most critical barrier in achieving these credits. Why are people so drawn to LEED? LEED is one of the most recognized building certifications in the world. This recognition has been built using feasible objectives, measurable actions and transparent processes. With this combination, we have a solid way to measure whether a project is truly green, effectively healthy, and financially feasible. Furthermore, civil construction stakeholders also find LEED as a way to demonstrate how green their buildings are, and how it s possible to optimize profit, without a huge environmental impact. On a personal note, what is the experience like for you living or working in a LEED-certified building? Do you feel healthier? More productive? Comfort for the end-user in a LEED project is one of the most critical points, because there are noticeable and imperceptible benefits. LEED-certified buildings are projected to be healthier and happier, making users more productive. Various measures can be adopted in a LEED-certified project, in all design and construction phases. For example, in the design phase, daylight, natural ventilation and open space may be optimized. These actions cause indirect and direct benefits. At the construction phase, measures like using materials with recycled, reused and regional content could have direct impacts for the user, such as using lowemitting material in adhesives, sealants, paints, coatings and flooring systems as well. All the measures taken must be analyzed by the triple bottom line, ensuring that the environmental, human health and financial pillars were not forgotten. LEED IN MOTION: BRAZIL

27 Juliana Gehlen, MSc. Arq., LEED AP D+BC Ábaco Arquitetura & Design Ambiental Gehlen has worked on three LEED projects. Why have you chosen to use LEED? LEED is a direct and simple tool that speaks a common language to architects, engineers and contractors. LEED also seeks not only energy efficiency but also healthier environments. Another important factor is the transparency of the whole process, including information about projects, reviews and research. How has LEED helped your career? How does it set you apart in the market? As a LEED AP, contractors and colleagues have more confidence in my work. Are there specific LEED credits that you often pursue when beginning a project? Site Selection, Alternative Transportation, Heat Island Effect (non-roof and roof), and Construction Waste Management. Which credits, in your opinion, remain the most critical and why? Recycled Content and Regional Materials: usually suppliers don t want to give all the information about the content of their products. Only a few know about a product s life cycle analysis. Why are people so drawn to LEED? It is market-oriented, can be easy understood by customers, and USGBC is a reputable organization. Renato Salgado, LEED GA Consultor de Obras Sustentáveis, Unidade de Sustentabilidade, Centro de Tecnologia de Edificações Salgado has been involved in 11 LEED projects since starting work in the building industry. When I work in a LEED-certified building I feel good and less guilty about the impacts. Why have you chosen to use LEED? LEED is the most recognized evaluation for green buildings and has greatly advanced in Brazil. How has LEED helped your career? How does it set you apart in the market? LEED has helped in enhancing my knowledge of green building, specifically in LEED. I can be recognized as a consultant in the construction market, facilitating and guiding the project teams to implement best practices of sustainable construction. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? At the consulting company I work for, CTE Centro de Tecnologia de Edificações, I work strictly with the Construction Review prerequisites and credits, as SSp1 Construction Activity Pollution Prevention, and MRc2 Construction Waste Management. In Brazil it is common to pursue the MRc2 and MRc7 credits, because of the importance they have regarding issues of waste and deforestation, so we usually pursue those credits. The most critical, in my opinion, are the IEQc4 Low-Emitting Materials credits, because of the difficulty in getting the suppliers to provide the information needed for documentation. Why are people so drawn to LEED? People are so drawn to LEED because it is the most internationally recognized green building rating system. An example of its international prestige was the certification of FIFA s World Cup Stadiums. On a personal note, what is the experience like for you living or working in a LEED-certified building? Do you feel healthier? More productive? Actually, when I work in a LEEDcertified building I feel good and less guilty about the impacts. Civil, LEED-AP BD+C Sustentabilidade Engineering, A Hill International Company Oliveira has been working as a LEED consultant for design and construction since 2009 and has been involved with more than 10 projects in four Brazilian states: São Paulo, Paraná, Pará and Minas Gerais. People are drawn to LEED because it is internationally acknowledged, besides it is constantly updated after thoughtful discussions undertaken by the international community. The fact that everyone has the chance to participate in those discussions makes it clear that LEED certification is an honest and competent process. Why have you chosen to use LEED? LEED is currently one of the most used certifications for green buildings in Brazil, especially for new construction and office buildings. Undertaking LEED certification can be very challenging throughout a vast country such as ours, and this is the main reason why it is only chosen by serious and distinct companies in Brazil s green building market. How has LEED helped your career? How does it set you apart in the market? Working as a LEED consultant since 2009 has required me to become a LEED Accredited Professional in order to follow Brazil s green building market, instead of setting me apart. It means I have to do a lot of studying and update my knowledge, but on the other hand I have been able to participate in the design and construction process of the most efficient buildings in this country. As another benefit, the systems designed for LEED certified buildings often include new technologies, which makes everything both challenging and interesting. Are there specific LEED credits that you often pursue when beginning a project? Which credits, in your opinion, remain the most critical and why? Optimize Energy Performance is one of the most important credits to evaluate in the first stages of design, firstly because of ASHRAE mandatory statements for the prerequisite which are more stringent than local standards, and secondly because it requires a high level of synergy between the design disciplines in order to benefit from the possible gains in energy efficiency, and consequently gains in certification points. Beyond the energy credit and prerequisite, the FSC certified wood creditis also important. This credit has been hard to earn in Brazil due to the lack of certified professionals and companies, and the resulting high costs associated with this deficiency in the FSC wood market. The illegal wood market is an old problem in Brazil that should be treated as a priority, in my opinion. Why are people so drawn to LEED? People are drawn to LEED because it is internationally acknowledged, and is constantly updated after thoughtful discussions undertaken by the international community. The fact that everyone has the chance to participate in those discussions makes it clear that LEED certification is an honest and competent process. Also, the documentation process for GBCI s certification review makes LEED-certified buildings truly green for the construction market. Green washing and tricks often common with non-serious companies are highly difficult with LEED. 24 LEED IN MOTION: BRAZIL

29 Andre Belloni, LEED GA Petinelli Inc. Altogether, Belloni has worked on 40 projects throughout Brazil, certified or in the certification process, including industries, power plants, logistics centers, shops, residential complexes, stadiums, office buildings and schools totaling over 930,000m² of built area. A perspective that is little observed is the competition created by the LEED certification, when the owner feels compelled to pursue certification because a competitor is doing so, even if he/she is motivated only by the marketing. This makes the market self-regulate, putting in motion everything required to deliver the best product. Why have you chosen to use LEED? I chose to use LEED because of the system s reliability and for being a more complete product than anything else available in the Brazilian market. LEED certification provides clear criteria for sustainability. It also provides benchmarking allowing you to compare the building pursuing certification to others in the construction market across the globe. The set of technical standards used for certification are from agencies that are respected worldwide, which gives greater credibility to the process. How has LEED helped your career? How does it set you apart in the market? To achieve the best results in LEED certification and to overcome some technical and economic barriers to the project, it is necessary to be in constant contact with new technologies. By setting targets for certification, such as LEED Platinum, one is forced to rethink problems with a new perspective to reach a viable solution. The big challenge is figuring out how we can do more and do better with fewer resources. As a LEED GA or AP, this distinction can be a powerful differentiator, and consequently encourage the market to adopt new practices. Why are people so drawn to LEED? LEED certification provides well-defined criteria and is respected worldwide, which brings reliability to the system. When we can establish a reliable baseline, we can compare buildings on the same basis and reward those who achieved the best performance and sustainable strategies. A perspective that is little observed is the competition created by the LEED certification, when the owner feels compelled to pursue certification because a competitor is doing so, even if he/she is motivated only by the marketing. This makes the market self-regulate putting in motion everything required to deliver the best product. We realize that the market is already turning and facing certification as a necessity. 37 SOBRE O LEED O LEED, ou Leadership in Energy and Environmental Design, é um sistema de certificação de construção sustentável global, regional e local que fornece verificação por terceiros das características, projeto, construção, manutenção, operação e eficácia das edificações sustentáveis. Desenvolvido e mantido pelo U.S. Green Building Council, o LEED é um programa simples e eficaz que permite percorrer por questões complexas, e muitas vezes conflitantes, relacionadas à construção e ao meio ambiente que afetam os seres humanos no mundo todo. É uma ferramenta que pode ser usada para melhorar o meio ambiente, criar edificações com melhor desempenho e melhorar a saúde pública. Com caminhos para realizações específicas, o LEED foi concebido para uso em uma grande variedade de climas e localidades, em harmonia com as leis e requisitos locais. A cada dia, mais de metros quadrados de espaço, em mais de 150 países e territórios, recebem a certificação LEED. Mais de projetos comerciais estão atualmente participando do LEED, o que equivale a quase 1,3 bilhão de metros quadrados de espaço de construção em âmbito mundial. Projetos de construção ganham pontos por atingir um dos quatro diferentes níveis de certificação LEED: Certificado, Prata, Ouro ou Platina. Com o apoio de comitês de desenvolvimento LEED, voluntários, profissionais, Mesa Redonda Internacional LEED (chamada LEED International Roundtable em inglês) e de mais de 30 conselhos de construção sustentável em todo o mundo, o LEED está continuamente evoluindo e sendo otimizado para vários tipos de construções em todos os mercados mundiais. 38 PREFÁCIO de Felipe Faria, Diretor Executivo do Green Building Council Brasil Perder na Copa do Mundo de 2014 para a Alemanha de 7 a 1 foi um baque, mas, no final, o Brasil ganhou o jogo do legado de 6 a 0. Pela primeira vez na história da Copa do Mundo, com um decreto do governo brasileiro para desenvolver construções sustentáveis, tivemos seis estádios certificados por um sistema internacional de classificação de construções sustentáveis. O Brasil e o mundo reconhecem o LEED como uma marca internacional de qualidade com aplicabilidade e adaptabilidade que vão além dos EUA. No jogo do legado, os vencedores não foram os jogadores de futebol, mas os projetistas, arquitetos, engenheiros e empresas que têm contribuído para tornar o Brasil o quinto país, fora os Estados Unidos, com o maior número de edifícios com certificação LEED do mundo. Embora a Copa tenha acabado, o futuro do Brasil continua a ir a todo o vapor à frente e o LEED está desempenhando um papel fundamental na construção de uma sociedade saudável que meu país legitimamente merece. Está ajudando a proteger e a conservar dois dos nossos mais finitos recursos, a energia e a água. Também está construindo economias locais que estão fornecendo materiais locais e regionais em todo o Brasil. Por exemplo, um dos principais desafios para o FSC Brasil (Forest Stewardship Council - Conselho Brasileiro de Manejo Florestal) foi determinar a forma de introduzir, naturalmente, madeira certificada no setor da construção. Por meio de seu trabalho com construtores e arquitetos, perguntaram, o que está ajudando a fazer esta introdução? A resposta mais comum? O LEED. Esse resultado nos deixa muito satisfeitos. Sabemos, direta ou indiretamente, que estamos promovendo e influenciando fortemente a adoção de práticas de maior responsabilidade social ainda em todo o Brasil. As regiões pobres do país, que nunca tiveram setores econômicos estabelecidos, estão começando a prosperar ao mesmo tempo em que protegemos nossos recursos naturais e habitats, tais como as florestas tropicais. O Brasil está vencendo este importante jogo de legado e estamos satisfeitos em ver que o LEED é um protagonista crucial. Hoje, arquitetos, empresas de construção, empresas de energia, planejadores urbanos, empreendimentos e políticos brasileiros estão trabalhando juntos para criar as cidades sustentáveis do futuro. Na verdade, pessoas em mais de 150 países e territórios ao redor do mundo usam o LEED pelos seguintes motivos: 1. A relação abaixo mostra a porcentagem dos projetos no Brasil que obtiveram créditos específicos 20% acima da Taxa de Obtenção Global. 41 COMO O LEED FUNCIONA NO BRASIL As edificações com certificação LEED estão entre as mais eficientes e sustentáveis do mundo. Os créditos e estratégias LEED visam desafiar os limites da convenção para produzir o máximo em termos de resultados. Os resultados são medidos em cinco áreas-chave: ENERGIA E ATMOSFERA ÁGUA RESÍDUOS TRANSPORTE EXPERIÊNCIA HUMANA LEED Dynamic Plaque Recentemente, o USGBC desenvolveu a LEED Dynamic Plaque para fornecer monitoramento contínuo do desempenho de edificações em tempo real. Ao ilustrar visualmente muitos dos aspectos intangíveis do desempenho da edificação, a placa permite que seus ocupantes tomem as medidas necessárias para garantir que opere como pretendido. Créditos de Prioridade Regional Créditos de Prioridade Regional (RPCs) são créditos LEED específicos que melhoram ainda mais a aplicabilidade local e regional do sistema de classificação em um determinado país ou região. Eles incentivam a obtenção de créditos que atendem às prioridades ambientais geograficamente específicas. Não são novos créditos LEED, mas sim créditos existentes que foram designados como particularmente importantes para suas áreas. O incentivo para obter esses créditos é na forma de um ponto de bonificação. Se um RPC é conquistado, um ponto de bonificação é atribuído à pontuação total do projeto. Uma vez que os RPCs não são novos créditos, as equipes de projeto LEED não precisam tentar obtê-los além dos créditos LEED existentes que estão tentando obter. Caminhos Alternativos para Conformidade (Alternative Compliance Paths - ACPs) Global Alternative Compliance Paths, ou ACPs Globais, estão agora disponíveis para todos os projetos comerciais em busca da certificação de construção sustentável LEED usando as versões dos sistemas de classificação de ACPs Globais oferecem um método flexível para projetos em todo o mundo demonstrarem conformidade com os créditos LEED que são tradicionalmente mais desafiadores para projetos fora dos EUA. LEED International Roundtable A LEED International Roundtable é uma equipe de profissionais e especialistas do setor de construções sustentáveis de todo o mundo. Esses membros contribuem com uma visão profund sobre os requisitos técnicos locais e regionais, dinâmica de mercado, aspectos sociais, além de promover o crescimento do LEED como um sistema de classificação global. Como resultado, o LEED mantém seu rigor como uma ferramenta global que fornece apoio para as necessidades regionais e locais. Os objetivos coletivos da LEED International Roundtable é examinar créditos LEED em todos os sistemas de classificação, avaliar sua aplicabilidade nos países e recomendar alternativas localmente apropriadas, mantendo ao mesmo tempo a coerência e o rigor técnico do LEED em âmbito mundial. 42 ONDE NO BRASIL O LEED ESTÁ SENDO USADO? Coca-Cola Brasil Obter a certificação LEED atesta o compromisso da empresa em minimizar os impactos ambientais, otimizar suas operações cada vez mais sustentáveis e proporcionar aos funcionários maior bem-estar. A certificação demonstra o quanto a sustentabilidade é importante para a Coca-Cola Brasil. Rino Abbondi Vice-presidente de Técnica e Logística Criada em 1942, a divisão Brasil é uma das quatro maiores operações da The Coca-Cola Company. Com mais de 40 locais de operação no Brasil, no momento três fábricas, um prédio de escritórios e um laboratório têm certificação LEED, e muitos outros estão em diferentes estágios de certificação. A Coca-Cola Brasil pretende certificar todos os seus locais de operação no Brasil até Aproximadamente funcionários dos escritórios e plantas de engarrafamento da Coca-Cola Brasil trabalham em um edifício com certificação LEED todos os dias. 2 Manaus Maringá Rio de 3 Janeiro Fazenda Rio Grande 1 Sede e laboratórios da Coca-Cola Brasil Rio de Janeiro, Brasil Sede: LEED Prata 2013 Laboratórios: LEED Prata 2014 A sede é o primeiro edifício existente no Rio de Janeiro a conseguir a certificação LEED, e encontra-se entre os primeiros projetos de edifícios já existentes certificados no Brasil. Os laboratórios da Coca-Cola estão instalados em uma estrutura independente de dois andares de aproximadamente metros quadrados de espaço para escritório e laboratório. 2 Recofarma Manaus (fábrica de concentrados da Coca Cola) Manaus, Brasil Certificação LEED 2014 No coração da Amazônia, este projeto é a primeira certificação de edifício existente no setor de produção do Brasil. A fábrica é responsável por fornecer concentrado para todo o país. Reequipar o sistema de controle da qualidade do ar interno em uma fábrica é um desafio. Mesmo assim, por meio de uma série de projetos de retrofit, todos os espaços internos com ar condicionado recebem agora suprimento adequado de renovação de ar de uma maneira eficiente do ponto de vista energético, onde o ar externo quente e úmido é previamente tratado antes de entrar no espaço com ar condicionado. 3 Fábrica Coca-Cola Leão Fazenda Rio Grande, Paraná Brasil LEED para Novas Construções LEED Prata 2012 Esta é a primeira fábrica do Brasil a receber a certificação LEED. Começando com o projeto conceitual, a fábrica foi planejada e construída seguindo uma série de princípios de construção sustentável, tais como ventilação natural, garantindo o conforto térmico dos ocupantes sem a necessidade de ar condicionado na maioria dos espaços da fábrica e fornecendo iluminação natural a 86% dos espaços internos. 4 Fábrica Coca-Cola FEMSA Maringá, Paraná Brasil Instalações: LEED Ouro 2013 Fábrica: LEED Prata 2014 As águas pluviais coletadas no telhado são tratadas e utilizadas para fabricar Coca-Cola. O sistema tem capacidade para armazenar até de litros de água da chuva. O projeto documentou uma redução de 47% no uso de energia para refrigeração industrial. A economia anual de energia prevista para a fábrica seria suficiente para atender a residências brasileiras típicas. O projeto conseguiu todos os pontos de eficiência energética e energia renovável. 6 LEED IN MOTION: BRASIL
