The researches and studies are focused on the development of systems in order to allow the improvement of the whole decision process in the sector. This up grade of the decision process is supposed to be conducted by an advance of knowledge related to planning techniques involved in all segments of the management tissue. Taking into account the main features of the sector and the particularities of its economic insertion, in addition, considering the dimension and duration of the real estate projects, RES drives its researches to the planning methods and routines emphasizing the risk analysis of the projects and companies, besides, the group has a line of research toward the funding mechanisms for the construction sector. 2 Student: Ana Beatriz Veronezi It is notorious how widely ranged are the classifications used at the real estate market to indicate the quality of office buildings. To support any decision related to the office building product it is convenient to have one and only information regarding the quality of these buildings. This quality certification system stratify the office buildings market in a discerning, impartial and single way at the national sphere. The buildings submitted to this certification system are classified considering the conditions of some attributes. Each evaluated building get two classifications: one national and another regional, both represented by letters. The national classification has the extension "Br" to be distinguished from the regional classification. The national classification takes into account only the physical attributes of the construction, without regards to its location. The regional classification considers the building's physical attributes and its location in a specific office market area. On both classifications the building management is not evaluated. The quality of the appraised office building is represented by these two classifications in a certificate issued by the Real Estate Research Group of the Polytechnic School of the University of São Paulo (Núcleo de Real Estate da Escola Politécnica da USP). This system's appliance procedures and rules were established in this study. Some of this system's components are perishable including the issued certificates. This subject was treated in this research. Routines and terms were also defined to be applied to bring these components up to date and to verify the certificate's validity. The procedures followed to elaborate this certification system were: library researches, interviews with participants of the office buildings market in Brazil, visits to edifications of this real estate market division, observations in the office buildings market and initial arbitrations, followed by validation and calibration tests and adjustments. The arbitrations were applied to elaborate some components of this certification system. The prevalent opinions in the specialized ambiency were used in important arbitrations. The Delphi process combined with Describing Statistic practices were applied to find out these opinions. This research intends to improve the quality of the information produced about office buildings in Brazil. Its guidelines may be used to develop similar researches in other divisions of the real estate market in Brazil or in foreign countries, and also in this same market section but abroad The Geographic Information System as an instrument for planning hotels a case study in de São Paulo. Coordinator: Eliane Monetti Student: André Teixeira Nunes Real estate projects and real estate backed investments in general, and lodging projects in particular have its performance firstly associated with the location. The lodging investment has high structural rigidity, meaning little readjustment capacity without irreversible losses in the quality of the investment. Therefore, the decision process related to the investments in lodging projects depends on the information system that consider geographic attributes as location, position, dispersion and concentration, shape, inter-relationships, connection and accessibility. The structure of a geographic information system to support the lodging project planning is more than computer software. It involves the collection, the storage, the manipulation, the analysis and the presentation of geographic information. In lodging projects, the location and the vocation of the region in study and the selection of the best project works together. As the importance that business trips means in the universe of lodging projects, this study aims to build up a structure of a geographic information system for the planning of a lodging enterprise in cities with expressive demand for business trips. Considering the relevance of such demand in the city of São Paulo and its intense internal competitiveness, statistical data on the city regarding its business aspects were collected

This amount according to WTO - World Tourism Organization will raise to two trillion dollars in the year To developing countries, like Brazil, tourism makes the expectation of effective contribution to economic development real. Amusement parks may act this way either as main attraction, becoming the destination, or as an increasing in the offer of entertainment in touristic places. However, the simple use of the American model to Brazil, isn't guarantee of success. On the contrary, National amusement parks although inspired in American models must be focused on Brazilian expectations, habits and traditions. In order to it occur, the product must be properly formatted. As the subject business management has become so known throughout the world, including Brazil, the objective of this paper is to study techniques and processes of management which are focused on the product organization as a way of contributing to an adequate product formatation Guidelines for evaluating the number of residential units in resorts. It is worth emphasizing that the decision to make a project must be based on technical information planned in the strategic environment of these enterprises. Slowness in the process involving the elaboration and implementation of a new hotel project, added to the uncertainty regarding the launch of new projects during implantation and operational period, the high rigidity of this type of project and the fact that many times the decisions to invest in this segment are oriented by temporarily impressions, by the entrepreneur's further hopes increase the risks of excess of offers in this segment. The purpose of this dissertation is to present guidelines to evaluate leisure and recreational hotel projects, classified as resorts regarding the number of Residential Units to be offered. This study also presents the competitive strategies for the launch of a new resort in the market as well as how to maintain competition during the operational period The business tourist perception in relation to the attributes offered by lodges in São Paulo. Business tourism is an important segment of the tourism market and generates a great demand in some specific regions. The purpose of the research is, from the overview of the characteristics of tourism market and hotels segment, discuss the business tourist perspective of the attributes offered by hotels that justify their preference for a specific project. Research bibliography combined with an exploration in the city of São Paulo, allowed some hypothesis regarding business tourist behavior concerning hosting. The profile of those offices and their demand necessities have also changed and new businesses centers were made in many metropolis. This paper presents a discussion about main users wanted location characteristics in offices in big contemporary cities and their reactions to market. The evolution of this situation along the last few years will be presented together with market performance indexes, using São Paulo market city as a study of case The transient commercial lodging supply cycle: impact on the profitability of lodging property investments. (Master Degree 2004) Coordinator: João da Rocha Lima Junior Student: Michael Willy Asmussen Taking the transient commercial lodging supply cycle as a hypothesis, this dissertation's objective is to discuss and verify the impact of the insertion point in the supply cycle on the profitability of lodging property investments. Besides a literature review on real estate supply cycles in general, and on lodging supply, in particular, as well as on hotel market and feasibility studies, this work also reviews the competitive set and market insertion and penetration concepts. Current methodology for strategic planning of hotels and its trends are also reviewed and discussed. The work demonstrates a causal relation between the point of insertion of a property along the length of the supply cycle and discusses ways of formally taking this impact into account in market insertion analyses and thereupon based economic studies The office market dynamics and the construction of indexes: a simulation of location prices index in São Paulo. (Master Degree 2004) Coordinator: Cláudio Tavares de Alencar Student: Rogério Fonseca Santovito This work discusses the office market dynamics, specifically the oscillatory behavior resultant of the dynamic balance between supply and demand for office spaces. The role of contemporary information systems, in the induction and maintenance of these movements, is discussed; being analyzed the production of market indicators and problems related with the broadness and consistence of the current databases. Based on this discussion, it is presented a method for the construction of a market index originating from office's leases, that allows to observe the temporal fluctuation of the price reference for the use of the space, namely the 'effective rent', making possible the comparison so much among segments of this market, segregated by areas of typical occupation and classification of the enterprises, as with other typologies of real estate. The methodology of the research incorporates different aspects of similar methods existent, being analyzed the available tools for calculation of 'effective rent', soon after recognizing the existent methods for construction of price indexes, making some fittings in these methods, to do a specific application to the office market. The use of rational expectations about the future behavior of the market benefits the entrepreneurs by allowing the attainment of conceptually well-structured analyses. Besides, the academy benefits for counting with a tool that makes possible the construction of historical series, aiding in the accomplishment of sectorial studies Location Qualities and its Impacts on Residential Development Attractiveness and Adequacy to The Home Buyers: A Case Study in São Paulo. (Master Degree 2005) Coordinator: Cláudio Tavares de Alencar Student: Andréa Pascale The residential market of Sao Paulo city has experienced a great expansion in recent years. This market has been historically characterized by great demand on financial resources and high competitiveness levels

5 among entrepreneurs. In this way, this research aims to study the quality attributes of urban residential locations and their impacts in the market, since location features can affect not only potential home-buyers preferences on choosing their residences, but also developer's decision in selecting a site location for future enterprises. The potential home-buyers preferences are identified in a first stage. In a second stage, the results are tested and validated. In order to identify and rank the location attributes, the research is conducted based on the Delphi Method. In the process was involved the main local specialists on the residence markets, such as: developers, architects, home brokers and Real Estate marketing planning's professionals, resulting in a stratified location attributes' matrix, that recognizes home-buyers' preferences in relation to residential location. Two areas of São Paulo city are explored, aiming to validate the attributes' matrix, test its calibration and recognize potential relations between developers' decisionmaking and location features, corroborating the results obtained by the Delphi Process Residential projects for seniors in Brazil: Guidelines for designing the product. (Master Degree 2005) Coordinator: Eliane Monetti Student: Daniel Pitelli de Britto This dissertation's objective is proposing how to plan residential projects for seniors in Brazil. In the United States, there are many of these projects, but in Brazil there aren't many to speak of. A literature review revealed that social and demographic conditions took place in the United States, and it was compared to Brazil's conditions. It also studied Senior Housing models where it verified with a market research if the existing models used for building in the United States are accepted by seniors who live in São Paulo city, Brazil. The conclusion for this study is about market segmentation, physical and financial models. The seniors want to live near the actual home and should be segmented by income and age. The higher the age or income is, the more difficult it is to convince the seniors to move. Senior Housing should be projected to have a mix of services and amenities and should be appropriate to independent or dependent living. The owner of the Senior Housing should be the entrepreneur, but the units should be sold to residents after an entrance fee. The monthly fee should be charged at different levels depending upon the services or needs Project Management Office: studying infrastructure projects companies. (Master Degree 2005) Coordinator: João da Rocha Lima Junior Student: Jorge Arnaldo Curi Yazbek In the last years, the Brazilian heavy construction sector comes suffering significant modifications. Despite the State having been the main investor in infrastructure enterprises, nowadays, it does not possess any more the same capacity to keep the rhythm of investments and because of this, the private customers begin to turn an important player in a market that has always been at the shade of the State. In this new scenario, the organizations need to gain competitiveness to survive in a market that each time is more difficult to stay. The necessity of efficient project management systems becomes more evident for the organizations who needs to offer a differential for the market and gain competitiveness. That's the main reason to the appearance In the United States and later in the Europe and Asia, in the last decade, the concept of a Project Management Office - PMO, as an formal organizational entity established to practice project management in the organization. This work has developed in two different, but complementary, approaches, the first one is the study of the heavy construction sector and its necessities of the project management and the second one, is an analysis of the types of PMOs and its value for the organization. An initial case study was conducted with the purpose to confirm and validate the necessities of the companies of this sector, which were get from a study of benchmark, elaborated for the PMI-RJ. Based in the results of initial case

6 study. A structure of PMO was proposed for the necessities identified for a company operating in heavy construction sector. This structure was validated based on a second case study that allowed consolidating the characteristics of a PMO oriented to companies of the sector Risk Management - studying infrastructure projects companies in São Paulo (Master Degree 2005) Coordinator: Elaine Monetti Student: René Marcelo Rocha Risk management has become the most important area in project management due to uncertain conditions or events associated to a variety of risks, which may have a consequential impact on the results of a project. Dealing with these issues in governmental projects requires qualified management and systematic processes because of the great number of factors that could impact these types of projects. Taking this into consideration, this dissertation presents the best practices for risk management, establishing methods and techniques for the management of risk associated with the project's implementation management, focusing in the improvement of both the management process and the competitiveness to those companies. Considering the knowledge frame related to the best practices in management, a survey using a sample of companies from the target segment was conducted, in order to identify the important risk factors in the sector as well as the companies manage them The characterization of an appraisal-based index for the offices investment market. (Master Degree 2005) Coordinator: Cláudio Tavares de Alencar Student: Stênio Brasil Accioly de Araújo The appraisal-based indexes for real estate investments may assume a series of functions, among which we can distinguish: performance index for investment funds, benchmark index for managers and investments' evaluation and market index for sectorial researches. The present work has as focus the characterization of an appraisalbased index for the offices investment market. There is a critical evaluation of three important indexes' characteristics used at the international market - NPI (USA), IPI (Australia) and IPD (United Kingdom). After the analysis it was possible the characterization of the index for the Brazilian market and the construction of a prototype, using theoretical data. The work involved a wide bibliographical research on the themes related to office market, international experience with real estate indexes, valuation methods, price index construction methodologies, among others Hierarchy of the quality attributes of theme shopping centers. (Master Degree 2005) Coordinator: Eliane Monetti Student: Yoakim Petrola de Melo Júnior Theme shopping centers are facilities conceived and managed to meet customer's needs and expectations. Theoretically, the closer facilities, goods and services are to customer's needs and expectations, the more appealing and profitable will be the theme shopping center. However, the scarcity of reliable data about theme shopping centers attributes has brought a great uncertainty to their planning and operation process. The current research addresses the above limitation as it analyses customer's perception regarding theme shopping centers attributes. In this context, the research method comprises semi-structured interviews and exploratory case studies in theme shopping centers located at São Paulo metropolitan area. The primary data was collated through semi-structured interviews with facility managers and questionnaires applied to customers. The data analysis confirms some basic assumptions acknowledged in the technical literature, and allows identifying the attributes data hierarchy for theme shopping centers according to customers' perception. As a result, it is expected that this study may

7 provide guidance for investors, planners and decision-makers during theme shopping centers planning and operation stage. Moreover, it may encourage future developments in this particular research field due to fast-paced changes in the marketplace and to the large capital investments involved in the delivery of these schemes. 2.
